I have clients who tell me they are not ready to buy a home yet. I ask them what is stopping them, and they say they cannot get approved for a loan. I ask them if they have spoken to a lender and they say no. Well, how do you know you don't qualify? I work with lenders who have so many different programs, you never know until you ask. The unknown is very scary, but wouldn't you rather know so you can prepare and get a plan together?
As you realtor, I can refer you several lenders. Calling and interviewing them is what I suggest you do. Ask them all the questions and see if you can see yourself working with this person for the next 45-60 days (longer if you need some credit repair). I have built great relationships with these lenders and they will take care of you. They will ask you several questions about your income, debt, taxes, and ask to run your credit report. Most of the time they can get back with you within 24 hours to let you know if you qualify or not. Once this process begins, your lender is the only person who will know your "personal-financial" business. As your realtor, I will only know if you qualify and how much you qualify for.
I have worked with clients who just want to keep their financial life private. That's why when working with family and friends, I am limited on what I know about your financial life, not to make them feel uncomfortable. We all have some sort of financial issues, no one is perfect and not everyone has millions.
As your realtor, I will go above and beyond to make sure your real estate needs are taken care of and my lenders will do the same on the lending side. I have a great team I work with to make sure the buying/selling process is a smooth experience for everyone involved. There will ALWAYS be things that come up along the way, but I will take care of them and make the transaction as stress free as possible.
